The Principal Designer, as defined under the Building Regulations, is intended to be the same entity as the Principal Designer under the CDM Regulations.
As with the introduction of the latest iteration of the CDM Regulations in 2015, it is understood that the lead designer will inherit the Building Regulations Principal Designer role by default, with the role and duties likely to be incorporated within tenders and client scopes of service when being appointed for the lead designer role.

The new Building Regulations Principal Designer role will require the lead designer to take on board significant additional duties and liability in relation to the Building Regulations, relating not only to their own design, but also creating an additional responsibility for oversight of other design disciplines to ensure holistic compliance with the Building Regulations.
